PROJECT RESPONSABILITIES AND CHALLENGES
At Damelie Studio, we lead complex construction projects in Mallorca with a strategic vision and flawless execution. This success story reflects our ability to transform structural, legal, and human challenges into opportunities for excellence.
From the beginning, we approached an adverse context with a parallel management strategy that allowed us to resolve critical issues without affecting the timeline or budget.
Thanks to a workflow reorganization, an overlapping methodology, and the revitalization of the teams, we delivered the property within the established timeline and with maximum efficiency.
One of the main technical challenges was detecting errors in the original structural calculation, which required reinforcing multiple columns and significantly reconfiguring the plans and spatial distribution. This adjustment was managed without compromising the continuity or economic viability of the project.
In addition, we coordinated the process of obtaining a special permit for the unification of plots—a complex urban planning procedure we resolved through detailed planning and continuous dialogue with local authorities, ensuring regulatory compliance and smooth execution.
Another major challenge was the replacement of three architects at different phases of the project.
However, thanks to effective risk management, transparent communication, and technical leadership, we maintained project consistency and regained the client’s trust, who granted us full authority to redirect the project strategically.
We implemented a clear, consistent, and ongoing communication plan focused on transparency and integrity, which enabled us to recover and strengthen a strong relationship with the client—a family with high expectations and a particular sensitivity toward privacy.
As part of the added value, we managed the first government subsidy in Mallorca for the installation of photovoltaic panels in a private residential property, setting a sustainability benchmark within the luxury residential sector.
The result:
A 1,000 m² home with unique features, such as a 6-meter waterfall at the main entrance flowing into a reflecting pool, natural skylights that illuminate the wine cellar, and an integration of total elegance, functionality, and sustainability.
